High rental yields tend to show up where capital growth is modest, and vice versa. A well-located apartment in an established suburb may yield less but appreciate steadily. A unit in an emerging satellite town may rent at a strong yield while its capital value waits for infrastructure to catch up.

Location is really infrastructure
What people call 'location' is usually a proxy for infrastructure: a road that works, water that arrives, schools within reach, and power that stays on. When new infrastructure lands, the value follows it — often before the market notices.
Respect liquidity
Property is illiquid. Selling a home in a slow market can take many months, and the price you get is the price a buyer will pay that quarter, not the one in your spreadsheet. Never invest money you may need back quickly.
